Yep. Ayton would have to make it known to the Suns brass that he's going to sign an offer sheet with Detroit and then the Suns would have to figure out whether they let him sign it and match or they work out something with Detroit where he just gets extended and dealt.

Yes. If he signs an offer sheet and they match, he's ineligible to be traded during the 2022-23 season unless he okays it.

Detroit should absolutely put this in motion and see where the chips fall
